The former outbuilding of the farm – once a stable, workshop and small shop – now houses an 85 m² holiday apartment with all modern amenities.

Location & Surroundings
Yes. The 85 m² apartment sleeps up to 4 people and sits right in the quiet Elbmarsch – ideal for families looking for nature, open space, and a short way to the beach. At the beach and harbour in Kollmar (about 6 minutes by car) there's a lovely playground, plus farm shops to explore and flat cycling paths along the Elbe Cycling Route that are easy to ride with children.
The nearest Elbe beach is in Kollmar, about 6 minutes by car or 4 kilometres by bike. There you'll find a shallow sandy beach with a playground and an open view of passing ships. Swimming in the Elbe should only be done with great caution due to the current and shipping traffic – for children, careful knee-deep paddling at the water's edge is possible under close parental supervision.
Yes, we rent out two adult bicycles directly at the house (€10 per day). By arrangement, our own children's bicycles can also be used if the size is suitable. Please bring your own helmets. Since the Elbe Cycling Route runs right past the front door, the apartment is an ideal starting point for cycling trips towards Hamburg or along the dyke to the Kronsnest ferry. For longer trips into the Altes Land, on the other side of the Elbe, the Glückstadt–Wischhafen ferry is also required.
By car, it takes about 45 minutes to reach the centre of Hamburg. If you prefer the train, Elmshorn station is about a 10-minute drive away (paid parking available at the station), and from there it's roughly 25 minutes direct to Hamburg – no city traffic or parking required once you arrive. That makes the apartment well suited both for a quiet nature stay and as a base for day trips into the Hanseatic city.
The farmhouse sits directly on the so-called Schlafdeich (“sleeping dyke”) – an older dyke that serves as a second line of defence behind the newer, larger dyke right on the Elbe, providing extra security during extreme flooding. From spring through late autumn, sheep graze here, visible even from the separate south-west terrace of the apartment. The farmhouse itself is a lovingly restored historic building ensemble in the Elbmarsch, still inhabited by a family today. The apartment combines this original character with modern comforts – a fully equipped kitchen and smart TV, alongside views of the fields and the wide sky of the marshland.
The apartment is on a farm that we live on ourselves – we have four children (aged 3 to 15), so the occasional sound of children laughing or playing is part of authentic farm life. That said, our guests consistently tell us how remarkably quiet and restful the location in the Elbmarsch is, far from road noise or bustle. The south-west terrace by the dyke is also completely separate, with no connection to the farmyard or other parts of the farm, so you can enjoy your privacy undisturbed.

Yes, a free car parking space is available directly on the farm grounds (Fleien 13, 25335 Neuendorf bei Elmshorn) and is included in the price.

A washing machine is not available to guests as standard, but can be used in emergencies by arrangement with the hosts.
The apartment can be reached at ground level, but it is not accessible in the building-code sense (e.g. DIN 18040). There is a small threshold at the entrance door and a step of about 3 cm into the bathroom. For guests with limited mobility, we recommend contacting us in advance to discuss the details.
Conditions & Price
The holiday apartment is 85 m² and designed for 1–4 guests. It features a bedroom with a double bed and a sofa bed in the living area.
The base price is €130 per night for 1–2 guests. On public holidays a surcharge of €10 applies (so €140 per night for 1–2 guests). Each additional guest costs an extra €10 per night – including on public holidays. Minimum stay is 4 nights; shorter stays are possible on request for a one-off flat surcharge of €50.
Pets are welcome by prior arrangement with the hosts, at no extra cost. The number depends on the size of the animals – two smaller dogs are usually no problem, while for several large dogs we ask that you check with us in advance. Please enquire.
Yes, alongside shorter stays, a longer stay is also possible on request. Simply get in touch directly if you're planning a longer stay in the Elbmarsch – we'll find a suitable solution together.
Booking & Arrival
Check-in is generally possible from 3:00 pm, and check-out by 10:00 am. Different times can be arranged with the hosts by prior agreement.
Smoking is not allowed inside the apartment. Smoking on the terrace is possible by arrangement with the hosts. Important: due to the increased fire risk from the thatched roof, please take special care when smoking outside – open flames and embers must be kept well away from the thatch.
Key handover is done in person – the host family lives right on the farm. A key box is also available if needed.
After the booking confirmation, a deposit of 20% of the total price is due, with the remaining balance payable by bank transfer 30 days before arrival. Payment is in euros, though other currencies such as GBP, USD or CHF can be accepted on request. On arrival, a security deposit of €200 is also collected, which is refunded after the apartment is returned in good order.
Cancellation is possible at any time before arrival. Up to 30 days before arrival it is free of charge; after that, tiered cancellation fees apply (29–14 days: 50%, 13–7 days: 80%, 6 days or fewer / no-show: 100%). The exact terms can be found on ferienhausmiete.de and in the booking confirmation.
No, no local visitor's tax (Kurtaxe) is charged in Neuendorf bei Elmshorn.

Your Hosts
We are Julia and Fedor Zeyer – with our four children (aged 3 to 15), we live right here on the farm. Life here is accordingly lively at times, but that is exactly what makes this place so special.
The thatched farmhouse from 1724 is our home – and the holiday apartment is our passion project. With great attention to detail, we have transformed the former outbuilding in 2017 into a place where guests can truly arrive and unwind.
As your host family, we are on site and available for any questions at any time – in person, uncomplicated, and warm-hearted.
Our second home
If you'd like to get to know us a little better: besides the thatched farmhouse in the Elbe marshes, there is a second place that belongs to our family story – Horsö, a small island in the Norra Tjust Archipelago nature reserve, roughly three hours south of Stockholm.
Horsö was our anchor during a time of upheaval – a place with red wooden houses, old stone walls and water all around, reachable only by boat. Over the past few years we have built a small guest house there with our own hands, put up a sauna, and rebuilt a centuries-old stone wall – piece by piece, often together as a whole family.
It was this retreat in nature that ultimately led us back to northern Germany – and so to our thatched farmhouse on the Elbe. If you're curious, you can find more about Horsö at www.horsoe.de.
